360 Estates welcomes you to Malta by offering this beautiful, LUXURIOUS experience in one of the nicest places locally.
This beautiful, spacious home has a very large living area with access to an amazing terrace with beautiful outdoor views. Also accessible is a large, fully equipped kitchen (for both long and short term rentals) for the sole use of our guests, and a super COMFY sofa.
Also included is 3 large bedrooms and 2 bathrooms !
AC and WIFI is included, did we mentioned the VIEWS ?
WIFI and Air-conditioning.
Kitchen| Fully equipped kitchen with fridge, oven, cutlery and anything our guests will require to prepare the most fantastic meal ever! - Apartment is equipped for BOTH LONG AND SHORT TERM rentals.
EXTRA| Beautiful spacious balcony overlooking beautiful views ! - Private and complete with FURNITURE (not in pics)
Living area| Massive sofa, with a Smart TV connected directly to the internet (Netflix, youtube etc) and a dining table for all the guests to live in comfort.
Bedrooms| 3 bedrooms, 2 as a king sized beds and 1 with a single bed.
Linens| All our guests are provided with linens and two sets of towels. We are big fans of a good night so all the linens we provide is of the highest of quality.
Bathrooms| 2 full bathrooms, one is accessible from the living space and features a wash/dryer and the other is an ensuite.

Please note: Although I do accept booking of 8 people, over and above 6 people which best suites the apartment, folding beds will be provided and settled up in rooms with linens and all necessary requirements.
24/7 Access to all the amenities of the apartment.
It is important to have Access to Airbnb messaging system, general issues best is to ask from there as it is where we can help you as fast as you deserve.
The apartment is situated just off BALLUTA bay so, having one of the most desirable locations on the Maltese islands !
Just down the road, apart from the FREE BALLUTA BEACH, our guests will find coffee shops, restaurants and even convenience shops.
Also within walking distance is the promenade, where our guests can have an amazing walk and enjoy the sea.
NOTE: St Julians, Paceville area is around 15 minutes by walk give and take.
Being central, the location is second to none in terms of BUS. All the main points are the Maltese island can be reached by practically getting the bus making it is very easy and cheap to travel.
Note: if you will be renting a car, the surrounding area has many free parking space, but it is subject to availability.
Very important notes before booking:
1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)
2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.
3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)
4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.
5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.
6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.
7. What is included in the apartment ? (Generally includes for the first 3-5 nights)
- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person
8. Once the booking is confirmed we will also create a WHATSUP group with all the persons involved there, so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.
EXTRA NOTES:
Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes). If not please note additional cleaning may be charged depending on what we will find.
The toilet system locally is very effective, however if anything other than toilet paper it could result in clogging the system. If this happens charges for repairs will be occurred.

1. We have STRICT noise policies, therefore when booking, you are agreeing that you are respecting not only the house rules but also the neighbours and the common areas. Not abiding by these rules can come in unwanted fines and immediate vacation of the property.
2. During the lovely summer season, although we do sanitise, some ants and cockroaches are to be expected, unfortunately, this is part of our climate but we do provide spray and traps when needed.
3. Early check-in and late check-outs are subject to availability of the day however we truly appreciate if check-in and check-out times are always respected.
4. Self check-ins is provided and details and instructions are to be sent 24 hours prior check-in date.
5. Waste schedules are shown in the check-in guide, putting the waste at the right time, is imperative as otherwise, local fines may apply. Kindly note that streets are constantly monitored.

9. Smoking inside the property is not permitted and any smoke detectors found removed will be charged accordingly.
10. Any damages or missing items will be charged directly to the guest/s.
