Escape to Blue Estia Villa, a breezy 3-bedroom retreat designed for ultimate relaxation. Nestled in the scenic ST Elias Hill area of Protaras, Cyprus. The villa is perfectly positioned, offering both tranquility and easy access to local attractions. Although we recommend a car because of the hill lots of guests opt out of a car. The villa is just a short drive from some of the most popular beaches in the area, including Fig Tree Bay and Yanna Maire, where you can enjoy crystal-clear waters and sunbathe in a picturesque setting.

For those arriving by air, Larnaca International Airport is only about a 45-minute drive away and we can arrange car hire or airport transfers for you.

There’s no shortage of activities to enjoy in Protaras and the surrounding areas. If you're looking for adventure, the area offers a wide range of water sports, scuba diving opportunities, and boat trips. Families can also enjoy mini-golf, visit the local amusement park, and explore an array of fun outdoor activities. Additionally, you can experience a variety of local and international festivals throughout the season, such as the Flower Festival, Wine Festival, Beer Festival, Moon Walk, Outdoor Cinema, Water Festival, and the Strawberry Festival.

Protaras is home to many beautiful churches and an outdoor sculpture park, perfect for those seeking culture and scenic walks. The entire villa is for guests' use. We have a locked shed and a small area that we keep personal things and for housekeeping purposes.

Let’s talk about the outdoor space first because it’s seriously amazing. You’ve got a private pool (perfect for cooling off), plenty of sunbeds for everyone, and a beautiful mature garden that feels so peaceful. There’s also a traditional BBQ area for those long, lazy alfresco dinners, plus a foosball table and pool toys to keep things fun. The shaded seating and dining areas mean you can enjoy your coffee (or cocktail!) outdoors, no matter the time of day. At night time, the pool is lit up so you can continue into the evening.

Inside, the villa is spacious, breezy, and super comfortable. There are three bedrooms—two upstairs that share a balcony at the front of the house and the 3rd bedroom is on the ground-floor, which has its own en-suite. It is perfect if you’re traveling with someone who prefers to avoid stairs. Every room has air conditioning, wardrobes, and shutters, so you can control the light and keep things nice and cool. As a bonus, there is an additional comfy balcony upstairs with part sea views and two extra bathrooms, one upstairs with bath / shower combined and an additional toilet downstairs.

The kitchen is fully equipped with everything you need—dishwasher, washing machine, water machine—so whether you’re cooking up a storm or just want an easy breakfast before heading out, it’s all sorted. There’s also a Smart TV with Netflix and WiFi, so you can chill out after a day at the beach. Extra items guests often ask for like, washing line, iron, hairdryers, pool towels are all at the villa waiting for you. The villa also has a private drive for those hiring a car.

And speaking of the beach… you’re just minutes from Fig Tree Bay and Yanna Maire, plus loads of fun stuff like water sports, boat trips, mini golf, and an amusement park. The area is packed with family-friendly bars and restaurants, with everything from traditional Cypriot food to international favorites. If you’re here during the summer, you might even catch one of the local festivals—there’s everything from flower and wine festivals to outdoor cinema nights!

Local bus stops are within a short walk from the villa at the bottom of the hill, with routes to Pernera, Cape Greco, and Ayia Napa. The 102 bus runs frequently, taking about 9 minutes to Cape Greco and 30 minutes to Ayia Napa.

Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.
We have two cameras at the villa for security when there are not guests, one at the front of the villa and the other at the back. However, during your stay we physically disconnect the back camera.
