New High-End 1-Bedroom Apartment in Chigwell Following the success of our fully booked 2-bedroom penthouse, we are excited to offer our second luxury apartment in this stunning Victorian villa on Manor Road. Features: Location: Upper ground floor of a new build Victorian villa. Interior: Bright, with parquet flooring, bronze inlays, and marble finishes. Italian designer kitchen with modern appliances, including a large fridge/freezer, dishwasher, and washing machine. Bathroom: Marble floor with walk-in Italian shower. Living Space: Open-plan kitchen, dining, and living area. Sofa bed available upon request. Perfect for: Families, small groups, and business travelers seeking luxury and comfort. Neighborhood: Chigwell, known for its historical charm and modern amenities, offers proximity to green spaces and is part of the affluent Essex Golden Triangle. It has a rich history, picturesque streets, and is close to major transport links including Grange Hill Central Line and Westfield Stratford City. Additional Information: Check-In/Out: Standard check-in at 3 pm; early check-in and late check-out available upon request with fees. Parking: One free space per booking. Unauthorized vehicles incur a £20 fee. Additional Guests: £50 per person per night for extra guests. Cleaning: Professional cleaning with hotel-quality linens. Complimentary cleans for stays over 21 days; additional cleaning available. Booking Details: Pre-check-in form required with ID. Online check-in form must be completed 5-7 days before arrival. Parking and extra services fees apply. Note: We are not liable for issues related to building amenities or unforeseen events.
House Rules
1. We kindly request that you please treat the place as your own homes and keep property tidy and clean up any kitchenware that is used during your stay before check out
2. We operate a no shoes policy in carpeted areas of the property. We kindly request you to respect our no shoe policy as this is for the benefit of all guests and to maintain high hygiene standards.
3. We kindly request guests not to rearrange furniture, should there by a requirement to rearrange furniture, please get in touch and we will advise if this can be arranged for you.
4. We take a security deposit of 500. The security deposit can be processed through Airbnb or we can send you a payment link, this will be sent 4-6 days in advance of your arrival. You can order additional services like early check in, late check out, extra linen, extensions and instruct us to deduct the charges from your security deposit, or you can pay for these services through Airbnb at the time of ordering the services, this is completely your choice. Security deposit will be returned within 7- 10 business days of your check out date. We normally process refunds much quicker. Please refer to our 100's of 5 star reviews which support our proactive communications and the high quality service we provide.
5. Strictly no parties or gatherings allowed. Smoking, parties, and excessive noise are not allowed (quiet time is between 9PM and 8AM), including on balconies and in shared spaces. These violations are subject to immediate eviction, no refund and £250 minimum fine, plus associated cost to clean, deodorize, and repair any damage that may be caused. In the event of a party or gathering, we reserve the right to charge £100 per hour after the £250 minimum fine to cover administrative cost of managing the situation, disbursing of crowds, gathering and processing evidence, communications with neighbours, online travel agency platform, liaising with law enforcement and other authorities.
6. No smoking or drugs permitted, penalty of £150, these violations are subject to immediate eviction, no refund.
7. Guests who stay beyond their designated checkout time without written approval and/or delay our housekeeping company will be charged £30 per hour, plus any night/nights affected, plus cleaner reschedule and or cancellation charge from our housekeeping company.
8. Guest are responsible for disposing of the rubbish at the end of their stay. Mixed waste should be placed into black bags and to leave them in the rubbish disposal area at the front of the building. Recycled waste should be placed directly into the recycle bin located at the front right side of the building. Please ensure you do not overfill or contaminate the bins as this causes issues with collection of the bins. Should you require more details please get in touch. Any disposal of commercial waste will incur a fine ranging £50 upwards, depending on the amount of rubbish left behind as external waste collection will need to be arranged.
9. In handling maintenance, we reserve the right to access the property even when guests are not present. We are unable to schedule maintenance during specific times to accommodate guests. Typically, we arrange maintenance when guests are out of the property to avoid disrupting their stay.
10. It is mandatory to provide car registration numbers. Any unauthorized cars parked will receive an automatic charge, which cannot be waived. Also, please avoid parking on the stone paving directly outside the front entrance door or blocking the black door entrance. All parking rules for the property must be followed, and our check-in instructions will provide the parking rules for the respective listing.
11. Please be advised that as hosts, we are not liable for any issues pertaining to building amenities such as lift maintenance or unforeseen force majeure events. While we strive to ensure a comfortable stay for our guests, occurrences beyond our control may impact certain aspects of your experience. Therefore, please understand that such occurrences do not entitle guests to refunds or compensation.
