A GREAT CENTRAL LONDON LOCATION FULLY EQUIPPED FOR SIGHTSEEING OR BUSINESS VISITORS. 10 minutes walk from Buckingham Palace, Westminster Abbey, St. James Park, Horse Guards Parade, this self-contained and fully equipped studio flat is ideally located to be a really central pied-a-terre for visitors to London.

The London flat is a studio on the fourth floor of a secure block with video entryphones and two lifts looking out over a quiet pedestrian passage. It consists of:
•A small entrance hall with a coat cupboard and big shelf over it to store your suitcases.
•A separate kitchenette with electric hob and a combi microwave/oven/grill, refrigerator, clothes washing machine, Nespresso machine, toaster, electric kettle, and all china, glass and cooking/dining equipment necessary.
•The fully tiled bathroom has a full length bath with thermostatic shower, hand basin and WC.
•The flat is comfortably furnished for two people, with one USA queen-size bed. There is also a choice of automatic air mattress or foam floor mattress suitable for one child/young teenager for shorter stays. We regret that we will NOT accept requests for three adult guests as the space is really too small for comfort.

There is hanging space, shelves and drawer space. There is an iron and ironing board, a hair drier, basic sewing kit, radio, Bluetooth music system, Smart TV with Netflix and Chromecast.

For business travellers there is workspace with a full-size/height writing/typing desk, computer monitor, ergonomic desk seating, high speed fibre optic internet (100Mbp), and a WiFi and Airprint all-in-one printer/copier/scanner. Also a X-cut shredder so you don't have to travel on with confidential trash. There are power adaptors for all international plugs, and integrated USB sockets in wall electric outlets. There is a post-office and UPS/DHL/FedEx courier services agency available just round the corner.

There is good central heating and hot water. The block is not centrally heated in the summer; there is a silent ceiling fan, and the Dyson electric fan converts between heater in case of cold days, and cooler for the occasional British heatwave. The rent includes heating in winter, hot water, electricity, linen and high-speed broadband connection.

There is excellent easy shopping 5 minutes away on Victoria Street: Waitrose, a Marks and Spencer with good food hall and groceries, the usual High Street stores, supermarkets, fast-food outlets, take-aways and some nice pubs mean you can get meals and other necessities pretty much 24/7. There is also a great range of up-market (including Michelin-starred) restaurants nearby if you are looking for fine dining.

For exercise-lovers, you are three minutes jog from the contiguous green areas of St.James' Park, Green Park and Hyde Park with great 5, 10, 20 k circuits. There is a Pilates mat in the flat and also a Bikram Yoga centre in the next block. A public swimming pool open from early morning till late in the evening is just 10 minutes walk away. No smokers, no pets.

Buckingham Palace, St James'Park, Westminster Abbey and the Houses of Parliament are literally 5-10 minutes walk away. Trafalgar Square (National Gallery) and Piccadilly Circus (shopping on Piccadilly and Regent Street) are 15 minutes’ walk. Theatres for plays and musicals are about 20 minutes’ walk, in the Haymarket and Leicester Square area - just beyond Piccadilly Circus and Trafalgar Square.

There is the full range of high street shops on Victoria Street, for clothing, food, toiletries, cellphones. A 15 minute walk across St. James’ Park brings you to the wide range of more fashionable shops on Jermyn Street, Piccadilly and Lower Bond Street - from Fortnum and Mason’s superb food store to Hatchards bookshop. Stop off at the Royal Academy for an exhibition on your way, or pop into either the Ritz or the Fountain Bar at Fortnum’s for a classic English tea (better to reserve in advance).

There is a wide range of convenient eateries – mainly in the Victoria Street direction: The Ivy, Starbucks, Pret-a-Manger, Wasabi, Pizza Express, etc. The flat is surrounded by cafes and local pubs that also serve food. On and near Strutton Ground pedestrian street you can easily find a quite nice Italian restaurant, several delicatessens, a wide variety of food tents at lunchtime and some cafes (where you can get cheap and very sustaining full English breakfasts).The Nova centre (10 minutes’ walk) near Victoria Station has a wide range of restaurants.

If you want more upmarket dining, the St. James Hotel on Buckingham Gate at the intersection with Petty France has the Michelin starred South Indian restaurant “Quillon”, that we can certainly recommend, Zander’s – “the second longest bar in London”, and the “Courtyard at 51” for outdoor summer eating. The Cinnamon Club on Great Smith Street is another good modern Indian restaurant. St. Ermin’s Hotel just around the corner on Caxton Street has a nice cosy bar with open fireplaces. We can also recommend the Chinese restaurant Noble Palace, just out the back door of the flat – pricey but very good (with special Dim Sum).

Wilton Road behind Victoria Station has a lot of very good reasonably priced restaurants: Lorne, About Thyme, A.Wong (Michelin 2 star) are some of our favourites.

The flat is within 4 minutes easy walk of ST. JAMES PARK Underground (Tube) Station on the District (Green) and Circle (Yellow) lines. The number 11 bus runs very close by along Victoria Street. This is a really convenient main bus route that can take you West to Sloane Square and the Kings Road, and East to Trafalgar Square, The Strand and Fleet Street – It is almost worth taking just for the sight-seeing along the route from the top deck of a double-decker. There is a London Taxi Cab rank nearby at the intersection of Caxton Street and Buckingham Gate, which generally has one or two taxis. Otherwise you can normally catch taxis very easily on Victoria Street. In addition to the Uber and Gett aps, there are several private mini-cab services and we can give you details for best-priced airport transfers.

Wonderful stay!
We had a wonderful week at Piers’ flat. The location is unbeatable—minutes to St James Underground Station, St James Park, Westminster Abbey, cafes, restaurants grocery stores…The neighborhood is safe, building is secure, and apartment is very comfortable. What makes Piers’ flat so special are the “extras” and personal touches. The appliances are top notch, kitchen gadgets galore, salon like assortment of shampoos and gels, plush linen, and ample supply of most everything to make your stay comfortable. To top it off, Piers is the best host. Inquiries were met with prompt responses. He is courteous, professional, kind, and genuinely wants his guests to have the best experience in London. I most highly recommend Piers’ flat, and would love to return.

Great Flat in Outstanding Westminster Location
My wife and I stayed 29 days in the flat, making it our home away from home. It was exactly as described and pictured. For us, it was a 50th anniversary trip-of-a-lifetime to enjoy London and surrounding locales. Communication with Piers before, during and at the conclusion of our stay was great. He was quickly responsive to any inquiries. Check-in was easy. The location is perfectly convenient to transportation, as well as everyday needs. The bed is sized to American queen and was comfortable. It was nice to have a clothes washer and our clothes dried overnight on the racks or hangers. The temperatures became progressively warmer during our stay, so the ceiling fan was especially nice to have. The fragrance sticks in the living area and bathroom were overpowering for fragrance-free lives, so we placed them in a plastic bag until our departure. Having served so well for an extended period, the flat most certainly would be ideal for shorter stays. We highly recommend this property.

At the heart of Westminster
We found the experience to be excellent in all respects. The flat was very comfortable and convenient; being located within easy walking distance from Westminster Abby and the Palace of Westminster. Buckingham Palace was also close by. Taxis and bus stops as well as the tube were easily available. The flat was snug and quiet with every convenience. We would love to do this again!

Great location and very accommodating host
5 days in London. We didnt try to cook much. We did laundry and had breakfast and left for the day most days. Very very close to the tube and many places were walking distance. We only used a taxi once. Even Heathrow was easier by train. I would stay there again. The place is nice. The building is feeling worse for the wear.

Vandon Court - Perfect
Vandon Court was perfect for us. Quite a small flat but all we needed and a perfect location. Must have been 5 pubs within 5 minutes of the flat. Kitchen and bathroom had been updated and everything worked well. Bed was comfortable. We would definitely stay there again. The owner communicated with us throughout our stay and was a great guy.

Adorable, comfortable flat with an excellent location
This place was perfect for me and my 10yo daughter. Many amenities and tourist spots within walking distance. And the tube is right around the corner for other excursions. This is a quiet property and suited us, as we like quiet early evenings. I felt very British staying here with the decor and often heard bagpipes playing in the morning. Would definitely recommend and return!

Perfect location!
Lovely, comfortable, and well appointed studio apartment in the perfect location to explore the sites in London. Very close to the underground but we were able to walk everywhere to theatre, parks, historical sites (Buckingham Palace, Westminster Abbey) and fine restaurants. Communication with the hosts was excellent, very responsive!

This property is close to a lot of sites and the access to the Tube made a great home base for us! Piers has a guide that was very helpful. The building was very quiet at night as well. We would stay here again!

Superb location & accommodating host
We were close to everything and the flat was clean and well appointed. Whenever we had questions the owner was quick to respond and extremely helpful. I would absolutely stay again. We only had questions because of our tour plans and nothing to do with the flat. Also we were in a bust area but the flat was very quiet and peaceful.

Wonderful apartment in a wonderful location
From the get-go, Piers was a brilliant host. He provided all the materials we needed to ensure that our journey to London and our check-in were incredibly easy (the digital key made check-in completely seamless). The apartment was brilliant; it is beautifully furnished and has everything needed for a great stay (including - thankfully - spare iPhone chargers!). The 'use and reasonably replace' policy for food in the kitchen was also great and allowed us to do more cooking than would have otherwise been possible. It also meant we could have a cup of tea as soon as we got in! Above everything else, the location of the apartment could not be beaten. The transport links were brilliant and the apartment was within walking distance of many of London's best attractions - Parliament, Westminster Abbey, Buckingham Palace, Green Park, St James's Park, and the West End! I really can't recommend this apartment enough!

Perfect spot for London adventure
We had an amazing stay at this beautiful and cozy flat in the heart of London. It was a perfect location: few minutes walk to Buckingham Palace, St. James's Park, Westminster Abbey and two underground stations. Plenty of choices to eat and shop nearby. There is also a theatre district and Trafalgar Square within walking distance. This studio had everything any traveler would need. Very attentive and accommodating host. Piers, thank you very much for all your help and hospitality. We would love to stay at your place again when we are back in London and would absolutely recommend it to our friends and family traveling there.

Right in the heart of where you want to be
This is a lovely little flat that could not be in a much better location for your sight seeing needs. Truly a "couples only" affair as a studio it still boasts a full bath that you can actually turn around in, not a common thing when you are in the center of a big city like London! The layout is tight but very efficient. The sitting room is spacious for two, offering a sofa and a couple of chairs along with good WiFi, a TV, and Bluetooth speaker. As stated, a full bath tub/shower, sink, and WC with room to breath. The small kitchen features a sink, microwave, cooktop, fridge, and washer/dryer along with cooking and eating utensils. With the selection of restaurants close by you may be like us, just heating water for tea. Two nice pubs are within a stone's throw and multiple good eateries are only a few minutes' walk away. Buckingham Palace and St. James Park are 5 minutes walk tops. The St. James Park underground station and Starbucks morning coffee are only 2 blocks away. Westminster Abbey, Big Ben, and Parliament, along with the Eye and the Thames are 5-10 minutes. Trafalgar, The Strand, Piccadilly, Covent Garden, and the theater district are 15-20 minute walk. The building housing the flat and the flat, itself, are both very secure. Being more in a business area you will find a lot of activity during working hours but things quiet down pretty quickly evenings and weekends. Try the fish & chips at the Buckingham Arms, soup and salad at the Royal Quarter, or almost any of the small eateries on Strutton Ground, especially The Laughing Halibut. Save cab fare and walk off those meals. Whatever you want to see, you are close when staying here!
