Prohibited Activities and House Rules
We maintain a strict zero-tolerance policy for the following activities:
- Smoking
- Drug use
- Fraudulent behaviour
- Identity theft
- Document forgery
- Illegal or criminal activities
- Human trafficking
- Modern slavery
- Pets (without prior approval)
- Parties or events
- Excessive noise (including loud music and shouting)
Violation of these rules may result in immediate eviction without refund and potential legal consequences.
Booking and Identification
Guests must sign our terms and conditions and provide valid photo identification before arrival.
- The ID must match the name on the booking and the payment cardholder.
- If a third party is paying, all relevant IDs must be provided.
- We reserve the right to refuse bookings if proper identification is not provided.
- Only registered guests may occupy the apartment, not exceeding the maximum occupancy.
Payment and Security Deposit
- Full payment is required prior to arrival.
- A security deposit will be requested to cover potential damages or losses.
- The security deposit will be refunded after inspection upon check-out.
- We may request proof of payment card ownership.
- Guests are liable for any damages or missing items discovered after check-out.
Cancellation Policy
- All cancellations must be made in writing.
- Bookings made less than 30 days before arrival are non-refundable.
- Bookings made 30 days or more in advance are refundable.

- Surveillance equipment is used in common areas for security purposes.
- No recording devices are installed inside apartments.
- Data is handled in accordance with relevant privacy laws.
Liability Limitations
Flexi BM homes is not responsible for:
- Personal injuries (except in cases of proven negligence)
- Disturbances caused by third parties
- Stolen or missing items
- Events beyond our control (e.g., weather, pandemics, strikes)
Guest Responsibilities
- Maintain the apartment in good condition
- Report any issues promptly, any issues reported after check out date will not be considered in relation to any refund requests.
- Adhere to noise restrictions (especially between 11 PM and 8 AM)
- Behave respectfully towards staff and other guests
License to Occupy
This agreement grants a license to occupy the specified apartment for the booked period. It does not create a tenancy or any other form of property interest.
