*** To ensure the cleanliness and safety of all our guests we have a NO SHOE policy in our home. We appreciate your kind understating and support.

Additional rules:

DUE TO UNFORESEEN PAST CIRCUMSTANCES AND WEBSITE ACCOUNT COMPLIANCE WE HAVE TO BE MORE SPECIFIC ABOUT HOME RULES.

* SHOES: We kindly ask that you please use the shoe rack at the entrance of the home and NOT wear shoes in the house to preserve our floors and rugs.

* PETS: At this time, we are not a pet friendly home, however, sometimes we may make an exception and all pets will have a small $150 none refundable per pet fee (max 2 / 20 pounds or less pets only). Renter must let home owner and/or property manager know that he/she is bringing their fury companion along, failure to do so can result in a loss of your security deposit.

* SMOKING: Absolutely NO smoking in the house. This home is also a drug free home. Smoking in the house or the presence of any drugs during your stay will result in the loss of your security deposit and the immediate termination of your reservation.

* BOOKING & GUESTS: Please be specific about the number of guests on your reservation. For example, you cannot put 4 and show up with 10. This can affect our accommodations and your comfortability. This can also cause a confusion as we may think a gathering or party is taking place at our home. Our home listing can comfortably sleep up to 13 guests on beds however, we can always accommodate up to 15 guests but please keep in mind that every guest after 13 guests is considered an extra guest and we have 2 extra Twin size roll out beds for them and we have to prepare extra accommodations for that so, there will be an additional per day per person cost of $45.

* POOL & LANDSCAPING SERVICES: Please know that Pool & Landscaping services will take place during the week Monday thru Friday between the hours of 8am and 4pm. Never on weekends, unless there is an emergency that requieres their presence. If you happen to be staying at our home when these services are being performed, 1) They cannot be rescheduled and you must give the professionals an opportunity to do their job and 2) Remember that these services are a pivotal part of the look and care of comfortability and our homes.

* LONG TERM STAYS: Stays Longer than 3 weeks are subject to a double cleaning fee and an additional $1,500 security deposit.

*** HOUSE NOISE RULES: Please know that you are coming into a high end, calm, family oriented, noise sensitive beachie neighborhood where absolutely NO parties, NO gatherings or get togethers of any type with anyone outside the booking are allowed. The home is ONLY for the guests in the reservation, no-one else. Also, NO DJ’s, loud music, big speakers or noises allowed either. Broward County and the City of Ft. Lauderdale are very strict and have passed a new Noise Ordinance Curfew for all Vacation Rentals from 9pm till 9am. This means that after 9pm NO music is to be played in the back yard or pool area and any one outside must keep all conversations to a cell phone level to ensure we don’t disturb our neighbors whom understandably have work or kids that go to school or events the next day. Finally know that we do have security cameras on premises video/audio recording 24/7 for the safety of our home and the tampering of any security system is considered a felony offense in the State of Florida and will also result in the termination of your reservation. By reserving our home you are agreeing to these terms. 1 camera is facing the front of the house and the other facing the pool area

* DOORS: All doors leading to the outside must be kept closed at all times for various reasons. 1) Humidity entering the home will freeze the AC unit resulting in functionality problems. 2) keeps Keeps mosquitos out and most important 3) Helps keep critters like roaches, lizards, rats/mice and/or iguanas out of the home.

* BATHROOMS: Please, we kindly ask that you DO NOT FLUSH down the toilet baby wipes, facial wipes, paper towels, Q-tips, cotton balls, feminine products, baby diapers, dental floss, receipts, clothing tags, etc… ONLY FLUSH TOILET PAPER. We thank you for your cooperation and please remember that if you clog it, you fish it or pay the plumber. A clog in the main drain due to this is no less than $250 to $350.

* FURNITURE: We work very hard to deliver a well equipped and beautiful home so, we kindly ask that you take care of it. Please DO NOT re-decorate, move furniture around and/or start disconnecting TV.s, routers, lamps etc. Please leave everything exactly as you found it.

* WASHER & DRYER: Please, DO NOT overload the washer or dryer. Doing so can cause additional heavy weight that can overwork the appliance causing the drum to break or burn out. If this happens to you during your stay, you will be responsible for any repairs. Please clean the lint filter after every dry cycle and DO NOT mix whites with colors or towels with sheets to avoid having towel lints stick to bed linens.

* BEDROOMS: Please, no food or drinks in the bedrooms at any time.

* KITCHEN: Garbage disposal is NOT made to dispose lemons, peals, salads, Avocado seeds, large items or large amounts of foods. Rule of thumb to use a disposal is “If you can feed it to a baby you can dump it in the disposal”. Any clogs are 100% your responsability if a plumber has to be called out. It is not a grinder.

* TRASH BINS: please, all trash must be bagged, tied and disposed of properly. Black bin is trash, Blue bin is recycle. ALL boxes must be broken down before putting them in the bin. DO NOT USE the green bin, it’s for landscaping and city use only. If you use it and we have to take the trash out of it then a $75 fee will be applied to your account. Please be mindful of the trash. You have limited space. No trash is to be left on top of the bins or on the ground. excessive amount of trash is subject to a $100 haul away fee.

* OUTDOOR OUTLETS: Please keep in mind that our home day rate DOES NOT include electricity to charge TESLA’s, Hybrid Vehicles, Electric Bicycles, Electric Scooters or Golf Carts from friends or other companies and/or any other type of electric vehicle. If for any reason this is your case please know that an additional $40 per day for usage of electricity will be charged separately.

* POOL / HOT TUB: We kindly ask that when using the pool or hot tub 1) no eating or drinking in the water. Alcohol changes the chemical balance of the water and 2) we kindly ask that you avoid going in with oils like body oils, sun tan lotions, sun block etc specially if you have just applied it. These oils filter through the pump and clog the filter which will turn the water green. If this happens to you during your stay and pool or hot tub turns green it will result in a $250 fee to pay the pool company to treat, clean and re-chemical balance the pool and/or tub. DO NOT tamper with the pool equipment in any way. Doing so will result in the automatic loss of your security deposit. Pool is heated to 82F winter long but if you want it warmer than that we can do max 88F and there is a $45 per day extra charge.

* TOWELS / LINENS: Please know that towels or linens are not intended to be used as mops, make up removers, rags etc. At the end of your stay any damaged, stained or missing linens will have a cost TBD to the number of missing or damaged items plus a $25 travel/time fee.

* EARLY CHECK-INS are based on our calendar availability. In the given case home is available we can do a 2pm check in at no additional cost but if the check-in is between 12-2pm there is a $99 early check in fee and if between 10am and 12noon its $125 early check in fee. This fee will be due in cash upon arrival or we can send a request here via the App.

* LATE CHECK-OUTS are also based on home calendar availability but because a late check out means that we have to block that day so no-one else books. We consider this as a lost day for rental so a $199 late check out fee will be collected before departure. Must let us know with anticipation and not the day before please.

*CLEANING CREWS: Due to insurance and liability purposes, the cleaning crews are NOT allowed to come in while anyone is in the house or park in the driveways so check out must be punctual please. If they come and you are still there they will leave but still will charge us for their time so we kindly ask that you help us out to avoid extra expenses.

* BACHELORETTES: All Bachelorettes are happily welcomed however please keep in mind that If you’re bringing any decor it has to be wall friendly avoid extra charges due to damages. For example, we recommend carpenters tape (blue or beige) for the walls. We don't allow scotch tape, clear box tape, duck tape, 3m tape, double sided tape, dots, thumb tacks etc. all of these before mentioned peel paint off the walls and damages them. Also, absolutely no glitter please you have no idea the nightmare it is to clean that up and finally, no hanging items from our curtain rails 😎 Before leaving all decor, balloons and/or confetti will need to be cleaned up and disposed of. If we have to do this for you there will be an additional $100 charge. We also have a bachellorette decorator upon request.

*** We have Golf Carts for rent - Pending on availability, to use it you MUST be minimum 23 years of age, sign a User Agreement, have a valid DL & Proof of Insurance. Red cart $330 for 2 days $455 for 3 days. Each additional day is $89 more. Prices include taxes, delivery fee and home electricity to charge the cart.

Guys Golf Trip

The house was exactly as listed, if not better. It was very clean and met the needs of 7 60ish golf friends. The only things that weren’t perfect were 1) that the host wanted to meet us at the house for check-in; this was kind of wonky since we were playing golf and uncertain if we would go straight to the house from golf or not, and, 2) the house had the first single ply toilet paper I’ve seen in years!

14 ladies stayed in this beautiful home very comfortably. The proximity to the beach was as described and a very easy walk. The pool was an absolute dream and much enjoyed. Amazing Stay!

The location is perfect. The overall cleanliness of the house is spectacular - my only comment would have to be the towels provided. A lot of them had dried blood stains on them…those should be thrown out. Besides that, perfection all around.

Perfect family reunion/walk to beach

Leo was a wonderful host. We were able to check in early. A very enthusiastic Leo met us and went over all the house details. The house was perfect for our family of 12 (ages 2 to 68). Very comfortable beds. A well outfitted kitchen. Beautiful pool area. And an easy 5 minute walk to the beach with plenty of beach chairs, 2 umbrellas, and 2 beach buggies! We would definitely return. Thank you, Leo!!

Perfect Location for a Group

Our stay was great! Leo and his team were extremely accommodating and welcoming. The house is very spacious for a group with a great pool. The location is perfect! Easy walk to the beach and several restaurants like Shooters and Sandbar Grill. 15-20 minute drive to nightlife on Las Olas Blvd. I highly recommend staying here!

Great property and stay, bad experience with checkout and owner

At checkin, I was told by Julian that the garbage disposal was broken and not to use it. After we checked out, Leo (the owner of the property) stated that our group had broken the garbage disposal and that he would be charging us the maximum VRBO fee to pay to replace the disposal. Julian refused to admit that he had told us the disposal was broken and Leo refused to accept that Julian had told us this. All he provided as proof was a photo of a backed up sink with some red onions and a small plastic bread bag clip found in the sink. These items would not break or destroy a garbage disposal. I’m not sure what communication problems exist between the property owner and his staff about the condition of the property at checkin but I ended up being charged for damage done by someone else. Additionally, the first morning we were in the property we found dried brown blood stains on one set of sheets and reported this to Julian. The sheets were promptly replaced with clean ones - not a huge problem. However, at checkout Leo also blamed us for the sheets and sent me the exact photo I had provided of the stains as his proof that we caused the damage. Leo is clearly not communicating with Julian about the condition of the property and guests are being blamed. Besides these issues, the property was a clean and comfortable place with lots of space and a well appointed kitchen. Were it not for the issues at checkout, I wouldn’t hesitate to stay here again.

Overall, the house was fine. The listing photos make it look much larger with a very different layout, but it served its purpose for our group. The real downfall came after our stay when the host sent us an aggressive and emotional message dramatizing how we left the house and pinning damages on us that were from a previous group. I’m now in a battle with trip insurance to get our damage deposit back because the host also refused to go about this in the proper manner. He rogue-charged my credit card instead of submitting the claim through insurance (which we paid for), and is refusing to refund it. So I’m having to dispute the charge with my credit card company AND deal with the insurance provider. It’s really been a textbook short-term rental experience where the host just tries to squeeze every dime they can out of the guests. Long story short, don’t plan to use the towels provided and make sure you scrub down the entire kitchen leaving it spotless before leaving (despite the cleaning fee and service) if you want your damage deposit returned to you. There’s other great options in FTL—stay in one of those to avoid the headache.

College Friends of 35 Years - Reunion

We absolutely LOVED the property! It had everything we needed. It was immaculately clean, comfortable, spacious and was in a super location in walking distance to the beach. Leo Morales was the host and he was also excellent! The home also came loaded with all the essentials for a day at the beach (or pool) with beach towels, umbrellas, etc. Leo was responsive through VRBO, and as it got closer, he also responded by text to answer questions. He met us at the property to let us in and show us around. Highly recommend Leo and this property (and others he has too). We cannot wait to return next year!

Great location!

Our stay was amazing. The house was as advertised and the pool was amazing. Very short walk to the beach. They have a wagon and beach chairs which was very convenient. The hosts were great and responsive. There was a lot of sand in the dryer and a little everywhere but overall the house was clean. Would definitely stay again.

The experience was amazing from the start when our property owner met us to show us around. While this was not beach property it was really close and we liked the short walk. It was away from the hustle and bustle of Ft. Lauderdale but close enough for a short UBER or even walk. The pool was amazing and the house was fully stocked. We were at the back entrance to a beautiful park if you wanted a shaded walk. Thanks again for a great stay!

Fantastic location!!

The home was absolutely beautiful inside and out, and exactly as advertised. It was very clean, well organized, and well supplied. It is located in a very nice, quiet, and safe neighborhood and within a 3-5 minute walk to the beach. There are also many near by restaurants. My family and I enjoyed the spacious and clean pool with plenty of seating options. Every bedroom has it's own TV and ceiling fan. Check-in was a breeze and Leo was an awesome host and was easily accessible for any questions we had. We would definitely recommend and rent this property again! Thank you for allowing us to stay!!

Most relaxing stay!

My friends and I stayed here for our spring break and absolutely loved it! The house was so clean, organized, and overall fabulous! Communication with the tenant was both accessible and casual, and the stay was overall a breeze. 10/10 review and would stay there again!
