Summary:
Come visit us at this modern apartment historic Springfield!

This completely refreshed 1 BR apt has a full kitchen, a 70" TV with sound bar, tasteful decor, and a queen-sized bed.

This apartment is blocks from the breweries, restaurants, coffee shops, bakeries, and ice cream parlors on Main St! You’ll love your stay in historic Springfield.

NB - owner stays here periodically. You may see a few items on site (i.e. non-perishable items i the fridge, articles of clothing in bottom drawers).

The Space:
This is a ~700 sq ft 1 BR apartment with a living room, full kitchen, bedroom with queen-sized bed, and a full bathroom with a spacious walk in shower. Water pressure is fantastic here so if you're a fan of this then this is the space for you!

There is also a fenced in back yard which is perfect for guests with dogs who want to let them out back. Please note that this is not accessible from the unit - you walk out the front door and around the side of the structure to access the fenced in backyard.

Also, please note that this is one of the few units that we operate that DOES NOT HAVE ON SITE LAUNDRY. This apartment is perfect for guests for shorter (1-5 day) stays but for guests who stay with us for longer you may have to do laundry off site. If you would like help with this please reach out and we can coordinate with a local vendor with whom we have a relationship for discounted off site wash and fold laundry service.

Guest Access:
Guests have full access to the apartment! Please not that the owner does keep some personal items on site such as maintaining non-perishable items in the refrigerator/freezer and some personal items / articles of clothing in some drawers in the apartment.

The Neighborhood:
Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown. You'll initially fall in love with the gorgeous late 19th/early 20th century houses but you'll want to stay for the amazing people. Join a First Friday party, check out the weekly Main Street cruise, downtown's Art Walk, Porchfest if you're in town in the fall, or one of the yearly home tours.

A few recommendations:

Restaurants

The brand new (as of June 2019) String Sports Brewery is directly across the street from you. Their food is AMAZING and they brew their own beer on site. This is a gem/pride of the neighborhood and I'm sure you will love its mouth-watering dishes just as much as we do!!!

Crispy’s is a half block away and famous for delicious pizza and great pub food in general

Wafaa and Mike’s Cafe is 2-3 blocks to the south and known for delicious Mediterranean food

Uptown Kitchen and Bar is ~5 blocks to the south and perfect for delicious breakfast lunch and dinner - one of the most popular traditional

Tommy’s is approximately a half mile to the southeast and is known for Springfield’s famous $3 breakfast in a cup

Sweet Pete’s (as featured on MSNBC's "The Profit") is about 3/4 mile to the southwest for delectable brunch and sinfully delicious sweets; Pete also happens to be a historic Springfield resident so you may very well see him and his family walking their dog around the neighborhood

Social Grounds coffee shop for the best (not joking - seriously amazing) locally roasted coffee in Jax

Drinks

String Sports Brewery - craft brewery directly across the street from you

Hyperion - craft brewery that is 1/2 block away

6th and Main - craft brewery that is 2 blocks away

Crispy's - fully stocked bar with lots of TVs for sports events, dart boards, and an upstairs area great for larger groups that is half a block away

Uptown Kitchen and Bar - fully stocked bar with TVs that are usually playing sports games that is a few blocks away on Main St

Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This unit is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We do charge a pet fee of $20/night per pet that you bring with you. This reduces to $100/week per pet and $200/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

***Smoking is strictly forbidden anywhere on the property - the apartment, porch, front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Interaction with Guests:
Our offices are a few blocks away and several team members live in the neighborhood. Although we can't guarantee that someone will be available in person if you need help withing we can usually have someone swing by to assist in a short period of time!

Cool one bedroom property very close to TIAA Bank Field by car. Bed slept great only issue was the sheets were pilled. Need wash cloths and instructions on how to use TV (wanted to watch football but couldn’t figure it out!) Would also be helpful to have local eats and drinks for someone not familiar with the area. But we were able to find a cool local brewery close by. Also thankful for the military service of the owner of the property. We would definitely stay here again.
