Occupancy (5 including children & infants) and car limit (2) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted and fined with no refund. Please adhere to these limitations.

Keypad code- Big Bear requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Agreement is sent in a link for virtual signature in welcome message.
Trash- Trash bins are provided. Please ensure the lids are completely closed to reduce critters getting into bins. The trash pickup day is Thursday morning. If staying Wednesday night, please help us keep this amenity by bringing the bins to the roadside. If the bins are full, you will need to take your trash to a local free to drop Big Bear Clean Site 1 or 2. Trash regulations are set by Big Bear City. We do not have control over these rules. You will be charged per bag of trash left in the home.
Animals- We allow a maximum of 2 dogs. No other animals are allowed on property. We do not charge a pet fee up front. However, you will be charged if any damage occurs, not picked up after, or excessive shedding occurs. Please keep animals off the furniture.
Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.
Early check in- No guarantees will be made. Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.
Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.
Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel is provided in the home for your convenience.
The home does have 1 camera that is checked periodically to ensure occupancy and car limits are adhered to. The cameras view the driveway/entrance to the home.
Cooling- Like most homes in Big Bear, this home does NOT have air conditioning. There are fans provided. Keeping windows open overnight will cool the home. Peak heat is 1p-5p. If air conditioning is important to you, reach out. We have a few homes with AC options.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental.
If all house rules are followed, then no extra charges will occur! Ultimately be respectful.
