Upon walking into the home you'll be in awe of the beautiful views, lighting, and furnishings. The kitchen is fit for a chef with high-end Wolf and Thermador appliances and all of the gadgets and small appliances we love to spoil our guests with - Kitchenaid Stand Mixer, Ninja Blender, Ninja Air Fryer, Keurig and regular coffee maker, and so so much more!

The main floor also features an office, spacious living room, formal dining area, primary suite, and an entire secondary suite with a kitchenette! Every room is perfectly designed to encompass the breathtaking views and nature surrounding you while providing high-end touches and designer brands. We will let you decide what the show-stopping piece of this home is, but the primary ensuite bathroom is a jaw-dropper with a beautiful stand-alone tub and massive walk-in shower... we should also mention the closet connects to the laundry room and kitchen (hide and seek, anyone??)!

The upper level... you're on vacation, so why not maximize the fun?! The media room with mechanical loungers is a good place to start, or enjoy the game room with poker, foosball, shuffleboard, and more fun surprises! The three bedrooms also have their very own bathrooms- all with soap, shampoo, conditioner, hair dryer, and plush towels provided! Take your pick of the "Cowboy Room" (two queens), "Bunk Room" (two full-sized bunks), or our "Chic Cowgirl" room (king)... they all have smart TVs!

Going outside the beautifully manicured home, you will have plenty of space for lying by the pool, cooking in the outdoor kitchen, dining, and many seating spaces to soak in the surrounding views. There is an amazing private path down to the lake that is shaded by many of the native trees and gorgeously lit at night. The path can be steep in certain areas and is uphill the entire way back up. Proper shoes is necessary and may not be fit for anyone that is physically challenged.

The pool can be heated for an additional $100 + tax per day. This will be collected separately after you book if you choose to heat the pool.

Every A Stay Above The Rest home is stocked with plush bedding, white linens, and fluffy towels. Our kitchens are fully equipped and we put forth every effort we can to think of your comfort and enjoyment. On top of this amazing house, you get a fantastic experience from start to finish when you book with us. We have an incredible team you can call, email, and even TEXT(!!) who regularly get called out by name in our homes' reviews. Our emergency line may be reached 24/7.

*** For our mutual security, there is exterior video surveillance on this property. We care about protecting your privacy - There are NO cameras facing the interior of the house - only the entrance points and facing the driveway***

***Parking***: Maximum of 4 driveways without prior permission. No street parking is not allowed. No RVs or trailers.

Main Rules:
- No pets
- No parties or gatherings are allowed without prior permission. If this rule is broken, penalties, fines, and possible eviction may occur.
- Must respect quiet hours of 10 pm - 8 am
- No smoking and/or vaping inside or within 15' of entry points
- Remove all trash and wash dishes/ start dishwasher prior to checking out
- You must clean any fireplaces, fire pits, grills, and the like after use. Failure to do so will result in an additional cleaning fee
- Adhere to local ordinances and burn bans
- Walk to the lake can be steep when the lake is low. Please use caution. Swim at your own risk.


A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.
