Newly Renovated 1 BR 1 BA in Highland Park!
Hi! We are Grace & Chibi! Welcome to our newly renovated home! This amazing apartment has all the conveniences desired: a comfy bed, dedicated workspace, and a place to relax after a long day! We are located on a quiet street in the coveted Highland Park neighborhood. Drive 5 mins to the Pittsburgh Zoo & Aquarium! We are also a 13 min drive to the universities and 18 mins to downtown!
We'd be happy to host you
This apartment is on the first floor of our home, which is a 3 story triplex. Inside we have 1 Queen Bed and our kitchen is full with dishware, a Keurig, utensils, and different cooking supplies. Smart TV with Roku, closet space, and plenty of living room seating offers all the basic perks & amenities for a couple. With lots of windows to bring in light, comfy furnishings & personal touches, this is a great place to lay your head after a day of city life!
Guests have access to the entire unit. All units on the property are separate. The only shared space on the property is the stairs/walkway within the building.
The basement is an unfinished space. There is no unit, only laundry is located there.
Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
NO PARTIES, WEDDINGS, OR EVENTS!
By booking, the guest agrees to a security deposit hold on their method of payment by their booking platform. It will be released shortly after check-out if all rules are honored. It is the booking guest’s responsibility to make sure ALL registered guests in the group honor all House Rules, as the release of the hold is based on that.
GUESTS:
- We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. (Max Occupancy is 2 guests.) As part of our vacation rental agreement, we need the names, phone numbers, and photo IDs of each member of your traveling party. Any additional overnight visitors (never to exceed the maximum of 2) must be approved in advance and are subject to daily fees up to $50 per guest per day.
- Any unauthorized guests will be subject to a $100 per guest per night fee. Any guests beyond the number listed on your itinerary qualifies for this fee. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy (# guests).
- Any unauthorized events or parties will be subject to immediate removal and the forfeiture of the additional deposit. Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood, and visitor numbers.
- Guests are to allow the homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand when possible.
- Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
- Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage. Please keep windows and doors closed during your stay as bugs get inside very easily.
- Parents must not leave children unattended at any time. Any guest injuries sustained at the property are not covered by our vacation rental insurance.
- Guests must follow our check-out instructions, which we will send to you the evening before checkout.
SMOKING:
- This is a non-smoking home - If you do smoke, please do so outside, away from the house, and properly put out and dispose of the cigarette outside and clean up your butts.
NOISE, PRIVACY, AND SECURITY:
- We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours between 9PM and 8AM. If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in the loss of the security deposit and rental amount.
- In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably possible.
- There are a couple of doors in the home that are private and locked, please do not attempt to open them.
- Do not touch or modify any security cameras. Do not unplug the module that enables the cameras, as these are for your safety, our neighbors' safety, and the safety of our home.
TRASH:
- Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
- Please place your trash in bags and then place it INSIDE the trash bins located outside. If it is overflowing, let us know and we will bring more bins.
PARKING:
- You are able to park on the street for free.
MISCELLANEOUS:
- Please do not move any furniture from one room to another without agreeing to it with us first.
- Please don’t take any bath towels with you from the property.
DAMAGES:
- In case of any damage to the property or its appliances, the guest will pay for the repair costs.
- We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
- We’ve set out these house rules so that every guest visiting our property has a safe, secure, and most importantly, fun stay at our place.
- Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.
Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have agreed to, and a forfeiture of the additional security deposit. We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules. In any case, please use common sense while staying in our house. If you’re unsure about any of the house rules and require further clarification, please let us know!
