Getting Around:
This retro resort, with its five unique trailers, sits 14 miles northeast of downtown Fredericksburg, a historical town with abundant German influence in the heart of Texas wine country. Head into town to peruse the farmers market, dine out at one of the excellent local restaurants, do a bit of shopping, or taste the local varietals at a number of wine tasting rooms. Enchanted Rock State Natural Area is 12 miles northwest, where you can hike, set out a picnic, go birding, stargaze, or go rock climbing.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!
House Rules:
- No pets are allowed.
- Fireworks are not allowed.
- No smoking in the property.
- Please note the showers are covered, but are outdoor. In winter, we offer heaters to ensure your comfort.
- There is no lifeguard on duty. Swim at your own risk. Please no glass in the pool area. Ensure children are monitored.
- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- Please place all trash in the designated trash bins outside the campers, one by the BBQ pit and by the pool. (Please ensure no bags are placed in the compost or recycling bins - fees may apply)
- If any furniture is moved, please place it back in the original space it was found. *Fees may apply*
- Additional charges (including shipping fees) may apply if personal items are left behind.
HVAC Rules:
Please note that this is a glamping experience, and the campers are not as insulated as a traditional home. While the AC and heating systems typically maintain a comfortable temperature, they may struggle during extreme heat or cold. Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Rural Property:
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
