It was the perfect spot for just us two to get away for the week. The couch should probably be replaced but other then that, it was clean and super convenient.

Booked via vrbo. Unit described as having a kitchenette. Does a mini-fridge and microwave count? Management told us unit had a cooktop, NOPE! Gave away the bacon and eggs we purchased before arriving at condo. Property was lovely, staff terrific. Just be mindful if you book via a third-party website, that may perhaps create trouble for you switching things around to meet your needs…

Great property
We had a wonderful romantic birthday weekend getaway! The Condo was very nice and clean. The bed was very spacious and comfortable. Easy booking with Vrbo and Royal American Beach Gateway host was very professional and friendly! Self check in was a plus. Property security made us feel safe. The room balcony was great on the left was a city view and on the right was the ocean view, very romantic at night. The pool was big and beautiful with two hot tubs and the restaurant had good food and drinks at the bar with live music every night was awesome! We will definitely recommend this property to our friends and family!

Disappointing
I stayed with my fiancé for a week. When we got there the place wasn’t cleaned at all. The floors, bed and couch were full of sand. We had to vacuum the whole place up the first night. They only gave us two shower towels for a 7 night stay. Everytime we needed something extra, we would have to call. The door dead bolt was broken, we reported it and no one came to fix it during the 7 days. There were dirty sheets on the bed under the clean sheets they placed. The extra sheets we had in the closet didn’t fit the bed, they were the wrong size. It was very disappointing and disgusting. We felt like we were sleeping in sand.

Amazing !
Our stay here was absolutely amazing, when we went to check in the attendant was super nice and helpful . The guards at the gate were extremely welcoming and answered all of our questions. Now the room. THE ROOM WAS SO NICE. Don't be put off by the patio being on the side and not having a full view of the ocean, we loved being able to see the ocean on our left but the night life of panama to our right. We will definitely be booking another stay here. Thank you !!

The property was exactly what was shown in the pictures. The only issue we had was with the check-in process. We received a call the day of check-in and were informed that since we were arriving after 6pm we needed to check-in at a different building. Only issue is that I didn't even know where to check-in at to begin with. We were just going to show up and try and figure it out. More specifics could be useful instead of a generic check-in message.

Amazing views from balcony and great location. The property was exactly as advertised. I would like to recognize Ronnie and Shanita for outstanding customer service they are on-site security officers. The only bad thing I have to say about this trip was a security officer named Andrew he was awful and let his rent a cop badge go to his head, very very very rude!! Other than Andrew we thoroughly enjoyed our stay!!

I loved this resort. Every worker was super nice and helpful. Upon arriving though the check in place was different from the resort so I recommend further emphasizing that in the welcome letter. Also our key cards kept deactivating so be mindful of that. The location was perfect. The walk to the beach was great and the firework show was amazing! I would love to stay here again soon.

Do NOT Stay HERE!!
Let's start with the positives. The beach is beautiful and any of the 20,000 rooms would be better than here. I stayed there the week of 4th of July. we got there on a Monday and left on a Thursday. Wednesday we noticed a small black bug in the curtains. No cause for concern, it is just one. We got back from the beach that evening and keep seeing more of them in the curtains and couch. It is a studio so there is only one couch and one set of curtains. Then we lifted the mattress cover and little black bug was there. We put these little creatures in a bottle and took them down to the management office. The lady was surprised said "they are just sand fleas, just wash everything and they will die". My girlfriend then googled sand fleas and they are not black. I am holding the bottle with two BED BUGS and she is holding the phone with tan sand fleas. Today, we have sprayed everything with a kit from Home Depot and now on our 8th load of laundry. if you stay here and need pointers on what to do, we have a system and it is working GREAT!

Fit our needs, but average at best
This was our first time to Panama City Beach. The location is ideal, being right on the beach. The property itself was in desperate need of updates and a deep cleaning. When we checked in, the person at the desk informed us there was a work order for our room. I asked what that meant and he said something needed fixed. I asked what and he said he wasn't sure, but to expect someone from maintenance to stop by. I asked when, and he wasn't sure. When we got to the property, the first thing we saw was the front sliding doors completely off their tracks and just leaning up against the exterior of the building, leaving the property without front doors. Not a great first impression. We got to our room and it was identical to the picture and plenty big for two people. However, it was pretty obvious that it was not cleaned thoroughly. There were beer cans on the deck and the curtains over the door had stains all over it. Both the bathroom and kitchen had light bulbs burnt out as well. Was not impressed by the lack of attention to detail at this establishment. We stayed for 6 days, never saw the maintenance person and the doors were still off the hinges when we left. Met it's needs since we didn't spend much time in our room, but wouldn't go back and wouldn't recommend it.

Extremely disappointing
the room was okay but the entire reason I booked this place after looking at hundreds of locations was because of the beautiful pool area and the hot tub which were under construction and not usable. Quite disappointing and a clear-cut case of false advertising this is not what I purchased. I will be asking for a full refundwith no request for travel expenses hoping this will be handled as it should be without legal action

Broken Elevator - Dirty Unit
The condo was located on the 18th floor. The elevators were not working several days during my stay. 18 flights of stairs is too much for anyone but I have a leg injury that made this almost unbearable. When I called to inquire about this, the staff was extremely rude and was transferred to someone who never answered the phone. The condo was cute but not very clean. It was clean on the surface but I cleaned the shower before I used it and layer of dust on things was incredible. I don't think the owners know how poorly the condo is being cleaned. There were no blankets in the condo and the heating unit is locked at a certain temp. so you may want to bring your own blankets. There is also no washer and dryer in this condo which may have been published but just as a heads up the laundromats near this area are pretty dirty.

Room, Excellent! But....
There are MANY rules and rule enforcers. I am not opposed to rules but the staff could be a bit more friendly when stating rules that ARE NOT posted! Was basically embarrassed in front of a group of people due to my lack of knowledge of certain rules....again, NOT POSTED! The rules I am referring to are ones not on the sign by the pool. The pool closes early in the evening, 10pm, which is a bummer for night owls but understandable. Our view from the room had Beach and Strip views! Overall we loved our time here and would recommend it for anyone looking for an affordable getaway with a lot to offer! Quick note: Lot of outer construction going on and lots of news during day and early hours. This comes with any upgrades and I understand, just warning vacationers that might be looking for a more quiet getaway. Hopefully that will not last long!
