On the second floor, you'll find three of the bedrooms: Room 1 features a king bed, Room 2 has a queen bed, and Room 3 offers a bunk bed with a twin on top and a full on the bottom. The fourth bedroom is located in the basement and includes two bunk beds.

For the safety and preservation of our historic cottage, we kindly ask that guests refrain from using the fireplace. Due to the delicate nature of the home's architecture, the fireplace is decorative only and not suitable for use. ✔We will send check-in instructions, including door code.
✔We are available 24/7, for your needs.
✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
-Setting off fireworks is illegal even though you can buy them in the area. You will be fined.

-$50 guest insurance included in the final price. It is both guest and host insurance and is not optional.

-Any smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in additional charges. Smoking inside the home of any kind will result in a $1000 fine.

-You are allowed to fish in the pond- "catch and release".

-The main horse barn and the carriage house are off-limits unless prior approval has been granted.

-We only allow parking for 6 cars in the property.

-Late check-out and early check-in may be available for a small fee, depending on availability.

-We have a strict no-pet policy. Please note that if a pet is brought to the property, a fee of $500 per night will be charged.

-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

-Please avoid parking on the grass. Guests are welcome to park their vehicles on the driveway.

-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.

-Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.
