Welcome to our luxury townhome, a brand-new property completed in the fall of 2024! This modern retreat offers a stylish and comfortable stay with heating and cooling on all three floors, ensuring your comfort year-round. The bathrooms feature heated tile floors for added luxury. The primary bedroom is located on the third floor, providing a peaceful escape with a queen-size bed and ample closet space. The second bedroom is located on the second floor and also features a queen-size bed, with a bathroom conveniently located just next door.
Our home is designed for relaxation and convenience, with a fully equipped kitchen, spacious living area, and a rooftop deck, which will be furnished during the summer season—perfect for enjoying Seattle’s sunny days and stunning views. On clear, sunny days, you can even see beautiful Mt. Rainier from the home!

Guest Access:
Guests have access to the entire property with the exception of utility closets on the first floor.
Guest Interaction:
While I am not physically present on the property, I am always available and just a quick phone call or message away if you need any assistance during your stay.
Other Things:
For your safety and security, this property is equipped with cameras on the premises. A doorbell camera is located at the front entry, and two additional cameras monitor the alleyway. These are exterior-only cameras to ensure privacy while providing added peace of mind during your stay.
The home is also equipped with a noise monitoring system in the kitchen in order to ensure that neighborhood noise levels are respected. It DOES NOT record actual sounds or conversations, it simply monitors the noise level in measured decibels. It is located in the kitchen & dinning area on the 2nd floor.
We ask our guests to follow these check-out procedures on the morning of departure:
- Log off all accounts on smart TV (for your protection)
- Load the dishwasher and start it
- Empty all the trash & recycle
- Check all doors and windows to ensure that they are locked
- Scan QR code in the first floor hallway to notify our cleaners of your departure

Getting Around:
Getting around Beacon Hill is easy and convenient! The neighborhood is highly walkable, with plenty of local shops, parks, and dining options just a short stroll away. For public transportation, bus stops are nearby, and the Light Rail Station is just a few minutes away, offering quick access to downtown and other parts of Seattle.
We provide 1 assigned parking spot behind the property for your convenience, and additional free street parking is available surrounding the property. Please be mindful of any posted parking restrictions.
House Rules:
We take great pride in being good neighbors and request the same from our guests and their companions. To ensure the property remains in excellent condition and we maintain our promise to be good neighbors, we have strict policies regarding noise, smoking, occupancy limits, property damage, and cleanliness. Please follow the rules below:
Parties/Events: Parties or events are not permitted for any reason. This property is equipped with a Ring security camera at the front door, as well as noise sensors. If we are alerted to any unauthorized incident, your reservation will be cancelled immediately without refund.
Quiet Hours: Please keep noise to a minimum between the hours of 10 pm and 8 am.
Pets: Although we are animal lovers, we have decided to maintain a pet-free environment in our home due to the potential risk of allergens for some of our guests. If a pet is found to be brought onto the premises, the host reserves the right to impose a penalty fee, which will be determined at the host's discretion.
Smoking/Vaping: This is a smoke-free home, including the patio area surrounding the property. No smoking of any substance, including vaping, is allowed.
Unauthorized Guests: We welcome all our guests with open arms! We understand that family and/or friends may visit during the stay at our home. However, we kindly request that you let us know in advance if any guests not on the reservation are staying overnight. We welcome visitors, but additional overnight guests must be approved in advance. Unapproved guests may be charged an additional fee per person per night and/or may result in the cancellation of your reservation without a refund. We appreciate your cooperation in helping us maintain a safe and comfortable environment for all our guests.
Shoe: We are a shoe-free home. All shoes must be taken off at entry. We strongly recommend bringing a pair of slides or slippers for the backyard. Please help keep our home clean and in great shape for all future guests. It is difficult and time-consuming to clean stains, so a $50 fee will be charged for any carpet or rug stains left in the home.
Safety: We do not condone any unsafe activities on the premises. Any unsafe activities may result in immediate cancellation of the reservation with no refund. These activities include, but are not limited to:
• Jumping from / over any railing
• Jumping from elevated surfaces
• Climbing out of bedroom windows onto any surface
• No Firearms
• No drug use, including marijuana
• No alcohol consumption by guests under 21
• No fireworks/hazardous materials
• No thefts
If you or your companions violate the above rules, below are sample penalties:
• Stolen towels: $10 per towel, no matter the size
• Smoking in the home: $350
• Late check-out past 10am without approval: $75
• Surpassing guest count on reservation: $50 per guest, per night
• Additional cleaning due to undue filthiness: $250
