Your hosts are friends and neighbors who love wine, good music, and the great outdoors. Sharon and Christopher are the property owners who live at the house with their dog Rumi, but they also travel occasionally for business. Psyche is the neighbor, co-host, and property manager overseeing the suite, and she loves creating spaces to share with travelers.

REQUIRED: Rental Agreement & ID
For added the protection to the guest’s reservation and the homeowners’ property, we'll request that the booker sign a rental agreement and share a copy of the booker's government photo ID. To ensure the reservation, these requirements must be completed within 24 hours upon booking.

Parking
A dedicated parking space for one (1) vehicle is available on the private gravel pathway. DO NOT park on the street or the roundabout driveway reserved for the main house. Trailers, RV's, or trailer trucks are not permitted.

Because of the tight turn to get into the parking space, this space cannot accommodate trailers or trailer trucks for parking.

Central Heating and Cooling
This home has a standard schedule of heating and cooling for summer season and winter season, optimized for seasonal comfort and energy efficiency. If you'd prefer a specific temperature adjustment during your stay, just let us know.

Privacy
A soundproofed partition door separates this suite from the rest of the house, ensuring privacy and comfort for both guests and hosts, and it stays locked and secured at all times.

Host Interaction
We default to giving guests their privacy and space. Please do not hesitate to reach out via the booking platform whenever you need assistance. We aim to assist with questions as soon as possible. If you reach out on the app between 9:00 PM to 8:00 AM, we do our best to get back to you as soon as possible at 8:00 AM onwards. If you need urgent assistance, please give Psyche a call.

You will need a car to get around Sedona.
Rental Agreement (applies to VRBO, Google, Booking, and all channels outside of AirBnb):
Upon Reservation, we'll request for you to sign a rental agreement and a copy of a government photo ID. After signing, you will receive the smart lock door code on the day before your check-in. Noted in the agreement is that we do a $200 security deposit pre-authorization on your card upon check-in. It is automatically released in 7 days if rules are followed and there are no issues at the house after checkout.

Parking: A dedicated parking space for one (1) vehicle is available on the private gravel pathway. DO NOT park on the street or the roundabout driveway reserved for the main house. Trailers, RV's, or trailer trucks are not permitted.

Key in Lockbox: You will be given a smart lockbox code on the day before check-in to access one (1) key to the house. Make sure to put it back in the lockbox on your checkout, and shut the lockbox properly. If you accidentally take a key with you, we will charge $250 for the lost key and door lock replacement.

Pets: Sorry, no pets allowed. The host has a dog on the property. We don’t have the capacity to host other animals at the Casita at the moment. Thank you for understanding!

Space Heater: We provide a space heater for additional comfort during the winter season. Please keep it in the hallway only, with the closet fully closed whenever it is turned on. We do not permit bringing it inside the bedroom area or within 3 feet of the bed because of fire risk. Never leave the space heater on whenever you leave the property.

Quiet Hours (8:00 pm - 7:00 am): Sound travels easily in this desert neighborhood. No loud music outdoors. To be considerate of neighbors, please keep noise and sound to a minimum and STRICTLY no music after 8:00 pm, especially while outside the house, at the pool, or on the deck. Disruptive noise and neighborhood nuisance puts our rental permit at risk. The first incident report or neighborhood complaint shall get a first warning. A second incident report or or neighborhood complaint more than 30 minutes after the first warning will automatically incur a $200 penalty. A third incident report or neighborhood complaint more than 30 minutes after the second report or complaint shall warrant an eviction without a refund.

Smoking: This is a non-smoking home. Smoking is STRICTLY PROHIBITED inside. You can smoke outside the house with doors closed to keep smoke out. Please make sure to use the provided ashtray to help keep the area clean. Any evidence of smoking, such as smoke detector activation or the smell of smoke, will result in forfeiture of the security deposit, or a penalty range starting at $300 and up to $1000, depending on the cost of smoke odor removal cleaning performed after checkout.

Guests: The suite can fit up to 2 people maximum comfortably so we can’t have more guests than 2 including the reservation owner at the listing at any time.

Kitchen: Please wash all used pots, pans, kitchen knives, and other kitchen items by hand.

Because we live in a place abundant with wildlife, please make sure all windows are closed and doors are locked whenever you're not present at the property during your stay.
