Just 50 meters from the golden sands and safe swimming and surfing at Marengo Beach, our two-bedroom beach house offers a serene escape. Soak up the ambiance of this wonderful location while relaxing to the soothing sounds of crashing waves. Experience captivating sunrises and sunsets through floor-to-ceiling windows on both upper and lower levels. Sleeps up to 4 guests.

House Layout:

Living Area:
Upstairs, the open-plan living area boasts a barrel-vaulted ceiling, creating a sense of space and unique enjoyment in a relaxed, nautical setting. The main deck extends across the front of the house, offering sweeping views. The living area includes a reverse cycle aircon/heating to keep you cozy in the cooler months (please note: the gas fireplace is currently not working). Entertainment options include a TV and board games.

Kitchen/Dining:
The fully equipped kitchen features modern appliances including an oven, stovetop, microwave, dishwasher, waffle maker, and Nespresso coffee maker. Everything you need to prepare meals and enjoy dining with a view.

Bedrooms & Bedding:
The bedrooms are located downstairs, providing a restful retreat after a day at the beach. Rest assured, our bedding configuration ensures a comfortable stay for all guests. Sleeps a maximum of 4 guests.

Bedroom 2: 2 Single Beds

Bathrooms:
The main bathroom services the second bedroom and includes all the essentials for your stay.

HOUSE RULES
1.   Check-in time is 3:00pm on the day of arrival and check out is 10:00am unless specified and agreed otherwise.
2.  A keysafe code will be provided to you to access the property via email at 9am the morning of arrival.
3.   Keys should be returned to the key safe location no later than the agreed checkout time on the day of departure. Failure to depart on time may result in extra charges and failure to return keys in the lockbox will result in extra charges.
4.   Early Check-ins and Late checkouts are subject to availability and may incur additional costs at the host discretion.
5.    Guests are responsible for their choice of accommodation. Otway Retreats is not responsible if the style of property does not live up to guests’ expectations, therefore guests should view property listings online carefully before selecting and booking their preferred property.  Please call our office if you require clarification on any aspect of a property prior to booking. Our properties have accurate photos showing the property inclusions and the layout of the properties.
6.   Please respect the privacy of our local community and neighbours. If a guest's behaviour or noise level is unreasonable, a warning will be given and ignoring this will result in the cancellation of the booking without refund.
7.  There is a strict non-smoking policy inside the home, failure to comply will result in a minimum $300 fine. Guests may also be liable for the loss of owner's income from any future bookings affected by their actions. Guests can smoke outside, ensuring they dispose of all cigarette butts and leave no trace.
8.  Excess Rubbish Removal fees of a minimum of $90 may apply if the amount of rubbish left at the property is deemed over and above what should be reasonably expected for the length of stay and number of guests. For guests staying at Eco properties with no council rubbish collection, they will need to carefully read the rubbish and waste policy and ensure they remove rubbish in accordance with the property rules. 
9. Should pets be found in accommodation not classified as pet friendly, guests may be requested to vacate their property immediately with no refund and will be liable for additional cleaning fees at a minimum of $200.
10. Rates apply for any additional guests staying at the property that were not included as part of the original booking. Please advise Otway Retreats and make necessary payment for additional guests. Should additional unpaid guests be found, the booking may be cancelled, and you will be asked to vacate. No refund will be given.
11.   Otway Retreats properties are offered based on private, residential usage only. Large events, functions, parties and gatherings are not permitted at any Otway Retreats property under any circumstances. Should this occur, you will be requested to vacate the property immediately and your booking will be cancelled without refund. We do not accept any schoolies bookings.
12.   Guests are expected to leave the property in a neat and tidy manner on departure. This includes washing and putting away dishes, returning all items to their original position, all food items removed from fridges, barbecues cleaned, ovens and microwaves wiped out and rubbish placed in appropriate bins. Additional cleaning fees (minimum $90) may apply if the property is not left in a presentable condition.
13.   Guests are required to turn off lights, appliances and lock doors and windows upon departure. Guests must ensure all heating and AC units are off, if they are left on, guests may be charged for excess power.
14.   A minimum key replacement fee of $150 will apply if property keys are not returned on departure. Additional locksmith fees may also apply if locks require replacement due to the loss of keys and if bookings are impacted guests may be liable for loss of booking income.
15.    All properties include a full linen package including: sheets, towels, pillow cases, bath mats, hand towels, tea towels, quilts + covers for each bed. Beds will be made on arrival (excluding bunks).
16.   Otway Retreats will not be held responsible for failure of utilities, essential services or appliances such as electricity and water should they cease to function based on issues with the supplier that are beyond the control of Otway Retreats. 
17. Wifi  (where available) is provided complimentary for guest use. Guests should note that internet connection speeds vary widely according to local area availability and connection type and in many cases, data may be limited. Whilst every endeavour will be made to ensure Wi-Fi is working as intended, we cannot guarantee an available or consistent connection due to network, data or speed issues beyond our control. Outages do occur and whilst we will always try to have the connection restored, this will not always be possible. Compensation will not be considered in these circumstances as Wi-Fi is provided on a complimentary basis.
18. We recommend all guests arrive prior to 9pm given check in is via a lockbox, whilst we have an after-hours service in place, it is generally only periodically checked after 9pm and guests run the risk of not having prompt support if there is an issue with their check in process after 9pm, if guests arrive after 9am and have issues getting into the accommodation, Otway Retreats will not be liable to pay for compensation for failed access.
19. At Otway Retreats, our focus is on holiday home and Airbnb accommodations, moving away from the usual hotel setups. In line with our commitment to offering an authentic holiday home experience, we kindly advise our guests to bring along their own toiletries, beach towels, preferred food items for cooking or dining, coffee pods or beans (we're happy to help with coffee machine compatibility), sunscreen, and paper towels, as these are not provided. Additionally, feel free to bring along your favourite books or games to add to your enjoyment during your stay. It's important to remember that you're immersing yourself in a holiday home atmosphere, where our services are tailored to enhance this unique experience. While we provide essentials such as toilet paper and tea to start you off, please note that you'll need to replenish these items if they run out during your stay or you can book and pay for extra services and replenishments via our concierge.
20. Please be aware that Apollo Bay usually experiences mild summers, making air conditioning generally unnecessary. However, winters can be quite cold. As a rural town with a limited power grid, power outages are common, and the system cannot handle multiple small portable heaters running on high settings without tripping the power. Guests are encouraged to be mindful of this and bring plenty of extra warm clothing when traveling in winter.

Great!!!

We have seen many houses, but this house surprises with its order and cleanliness. The only thing that was disappointing was the fire station: this one doesn't work and it will stay that way. But overall: a great little house in a great location. We were very pleased. Thanks!

Nice view but cleanliness need a big improvement

The view was nice however there are a lot areas needed to be improve especially the cleanliness. My family and I were really disappointed for our stay. Some example to note:- 1) The bed did not put on the flat sheet in the Master bedroom 2) The kitchen cabinet was messy, tableware were dirty 3) The side window was dirty, dead bugs in the window gap 4) Bedroom table lamp bulb could not turn on 5) Teabags was not refill 6) Breadcrumb on the toaster 7) 4 guests booked the room however only 1 hand tower were provided in the washroom 8) The toilet cover was broken
