Located minutes from Hwy 400 and close to the amenities of Parry Sound, this property offers an ideal balance between convenience and seclusion. There are 5 bedrooms + 3 full bathrooms, along with a suite above the garage (bedroom #6) with its own king bed, kitchenette, and full bathroom (bathroom #4). Note: the main house has A/C. The suite above the garage has a portable A/C, and fans are available. Outside, enjoy a fire pit, swings, a spacious dock, a sand box, and deck with patio furniture, BBQ, and Muskoka chairs. Enjoy activities like swimming, fishing, kayaking /pedal boating, foosball, mini basketball, board games, free Wi-Fi, a smart TV, and close by Golf clubs and more!
Guest Access: Guests will have access to the entire cottage except for the mechanical room, garage, and a few closets. Access to the suite above the garage is available at the discretion of the host and is dependent on such things as group size.

This is a family oriented cottage. NO PARTYING OR LOUD MUSIC ALLOWED.
We kindly ask that guests be at least 25 years of age and for minors to be accompanied by a parent/guardian. Only registered guests confirmed at the time of booking are allowed on the property (i.e. no visitors or additional people are allowed on the property during your entire stay).
A violation of this rule will result in immediate eviction without refund of your booking fee and your security deposit.
NOISE: We are located in a small community. Guests must respect the quiet landscape and our neighbours. Quiet hours are from 10 pm to 9 am.

PETS: One well behaved/trained dog will be allowed per booking at an additional $200 cleaning fee. No puppies allowed. Host approval must be granted during the booking process.
SEPTIC TANK: Only toilet paper in the toilet. Wipes, tampons, Q-tips, paper towels, floss, cigarettes etc. WILL CLOG THE TOILET. A violation of this rule will prevent the usage of the toilets for the rest of your stay and result in service/repair fees to be covered by you. SMOKING:
NO SMOKING: Our cottage is a non-smoking property. NO SMOKING INSIDE, including cigarettes, marijuana, vapes, shisha etc.). If you must smoke, please do so outside. Make sure the cigarette is extinguished before throwing away; and use the ashtray provided on the patio table only. If butts or ashes are found anywhere on the property apart from the ashtray provided, you will be charged a $500 cleaning fee. If any signs of smoking (butts, smell etc.) are found upon your checkout, you will be accountable for a $750 deep cleaning/washing fee. This fee will be higher if there are any damages caused by smoking (i.e. burn marks).
LAUNDRY USE: Laundry use is only permitted for guests staying 7 days or longer. There will be a $100 fee for violation of this rule.
GARBAGE/RECYCLING: Please use the garbage bins located in the kitchen and bathrooms. Place garbage bags in the bins before use.
Please DO NOT leave any garbage, recyclables, or food products outside – this will attract wildlife.
All garbage and recycling MUST be disposed of at the local dump located at 87 Airport Road, Parry Sound, P2A 2W8 (ONLY 3 MINS AWAY!!) at the end of your stay.
Any garbage or recyclables left behind will be subject to a flat fee of $250. Please obey this rule – we don’t want to take your money! INSIDE THE PROPERTY:

• Do not eat or drink in the bedrooms
• Keep luggage off the beds
• Wipe paws before entering our home; keep pets off furniture & bedding.
• DO NOT use any glitter, confetti, or any other similar product at the cottage – if any such items are found after your checkout, you will be charged an additional $300 cleaning fee
• Due to safety reasons, use of the indoor fireplace is NOT permitted
• Do not rearrange furniture
• Turn off all electronics and heating/cooling when going out
OUTSIDE:
Kindly follow the rules below:
• Wipe down BBQ after use
• Wipe down patio table after use
• Remove any and all food/food products from patio and deck – failure to do so will attract wildlife!
• Empty ashtray, if used
• Do not throw cigarette butts or trash into the lake
• Wear lifejackets if you are using the kayaks and/or pedal boat)
• Please place all water equipment back to its original location
• Please place the lifejackets back into the outdoor chest located on the main deck.
• All minors/children must be supervised in or around the lake, including in the sandbox.
•Poop & Scoop - please pick up after your pet. •Exercise caution while in or around the lake: do not go out into the lake in bad weather and do not go in if you do not know how to swim.
OUTDOOR FIRE PIT: Please only use the fire pit provided. Please contact the host to keep in line with the town's by-laws, prior to using the fire pit. Only wood in the fire pit - do not throw in trash or any other items.
Make sure to put out the fire thoroughly with water after use.
NO ILLEGAL ACTIVITY OR ILLICIT DRUGS WILL BE TOLERATED:

REPORT ANY AND ALL DAMAGE:
You are liable for any damage caused to the property, furniture, decoration items, water equipment, lifejackets, etc. during your stay.
Any damage or loss exceeding the security deposit will be charged to the guest and reported to VRBO.
ASSUMPTION OF RISK:
All guests are using the property at their own risk. You are assuming all risks and you are taking full responsibility for your own safety during your stay.
